Set in the vibrant Fortitude Valley entertainment precinct in Brisbane, the 26 storey Utopia Space offers the very best of modern inner-city living. Hutchies is delighted to have worked with Sandt Developments on a Design and Construct basis to create the ultimate urban residential hub, with features and amenities exceeding those of comparable developments. Completed early in 2020, Utopia includes retail and commercial space to complement the 300 one, two, and three bedroom apartments, pool, sauna, rooftop cinema, spa, and multiple communal spaces for residents to gather and relax.
Hutchies completed the demolition of the building previously on the site, and excavated the four level basement in challenging Brisbane Tuff rock, adjacent to existing heritage buildings. The site contained contaminated soil, which we remedied as part of the excavation. Hutchies lead the design of the building which incorporates a uniquely complicated façade that uses precast panels, structural steel, and glass to provide a distinctive aesthetic feature while meeting the stringent acoustic requirements of the Valley entertainment precinct. We worked closely with the surrounding businesses and properties to minimise disruption to shared services and traffic on this tight inner city site.
